Built on a corner lot in an older community, this small house points to possible future redevelopment in the neighbourhood. The design maximizes sun penetration from the south facing rear using a series of glazed angled walls. The second floor has two bedrooms and a loft space allowing large windows to  light both floors. The house seems larger than its 1529 sq. ft. due to the high windows and sloping ceilings. The exterior is acrylic finish over insulating foam and rain screen. All windows are triple-glazed and roof insulation is R-80.
